I was first licensed in real estate brokerage in the State of New York in 1979. As my experience has grown, I eventually liberated myself from any single market area or type of commercial real estate. I have become “client-centric”. My 38 years of experience is solely focused upon the results that are required by my Clients.
If you are curious, here is some of my history …
I began my career brokering a wide range of industrial real estate transactions, ranging from a 2,500 square foot single story industrial building in Long Island City, Queens, NY to an over 500,000 square foot loft warehouse in Chicago, IL.
In Manhattan, I have brokered various forms of investment property; owned and flipped residential buildings, managed residential buildings located throughout the City, and been a General Partner in residential conversion projects.
I was accountable for the disposition of all industrial real estate owned by national corporations east of the Mississippi deemed surplus by the Courts while reorganizing under Chapter 11.
Since arriving in Florida in 1990, I have been actively involved in the brokerage of most types of commercial real estate transactions, including Retail, Shopping and Strip Centers, Office, Industrial, Development Sites and Marinas. I have represented Tenants and Landlords, Buyers and Sellers, Investors and Users, both domestic and foreign.
My Clients have been from “Mom & Pop” retailers and restaurateurs seeking their first store, to established restaurants such as Brooklyn Water Bagels, to National Food Brand Franchisors such as MTY Franchising USA, Inc., to national retailers such as Chico’s, Crazy Shirts, Fresh Produce, Perfumania and Sunglass Hut, to national corporations such as Walgreens, Avis, Spiegel, First Union Bank, Bank of America and Ripley’s Believe It or Not, to international corporations including GlaxoSmithKline Pharmaceuticals, Lucky Goldstar Corporation (known as LG) and Salvatore Ferragamo.
Some specific examples of the variety of my transactions …
I have turned a potential lease transaction into a sale that when closed resulted in one of the highest prices paid per square foot for a free standing retail property in the State of Florida.
I located and then closed the sale of a historic property to Walgreens on Duval Street in Key West, when there was “absolutely nothing” on the market.
I brokered a long-term lease of a three-story mixed use building, within a block of Bloomingdale’s on the Eastside of Manhattan, converting to full commercial use by an international wholesale rug dealer who required proximity to the Decoration & Design Building on Third Avenue.
As a principal I have secured and flipped contracts for the purchase of five and six story “old law walk-up” apartment buildings in the East Village of Manhattan, closing and holding some of those properties to convert to condominiums.
Here’s an example of how I preform …
For over four years I relentlessly pursued and finally consummated a long-term land lease for Walgreens.
In record time, I offered, brought under contract, arranged for bank financing and closed on a property in the 100 block Duval Street, Key West, owned by The Thomson Corporation, in less than 25 days, closing between Christmas and New Year Eve, meeting an end of the year absolute deadline.
What you can count on me for …
At this point in my career, I describe my role simply as a Deal Maker. I possess the experience, capacity, skill and passion required for negotiating both the business and the legal terms of any transaction to produce an executed agreement, remaining throughout accountable for assertively managing all aspects and all parties toward the successful conclusion of the transaction.
In conclusion …
I am a licensed Broker in the State of Florida and in the State of New York. I have been involved in commercial real estate transactions since 1979 in New York City, where I remain active, and an independent Broker in Florida since1997.
I live in Boca Raton, Florida with my twelve-year-old son, Jake.
